Inspections, inventories and EPCs
Property inspection booking software with travel time between visits
CalMov is property inspection booking software for one person doing short visits at a different address each time: inspections, inventories, check-ins and check-outs, EPC assessments and snagging. Landlords, letting agents and tenants book a time that allows for the drive from your previous visit and still leaves time to reach the next one. It handles the booking and the travel, not the report: keep writing inspections and inventories in the app you already use.
Common scheduling problems
Every visit is at a new address
Inspections rarely repeat a street, so a free half hour in the diary can be forty minutes from where you will be.
Short visits make travel mistakes costly
When a visit takes 30 minutes, a day of bookings made without the journey in mind can lose an hour to driving nobody allowed for.
Work arrives from more than one place
Agents send jobs directly while landlords and tenants book online, and both have to fit around each other without clashing.
How CalMov helps
Address first, then a time
Whoever books enters the property address before choosing a time, so they are only offered times you can reach.
Travel before and after every visit
Lite keeps the travel gap you set between visits. Pro checks roads and expected traffic for the time chosen, before and after the visit, and checks the journey again before the booking is confirmed.
A clear answer outside your area (Pro)
Set a maximum distance from your base or a maximum journey time, and addresses beyond it are not offered times. With travel charges shown before checkout, they are told at the address step, with your email or phone number if you add one.
A length and price for each visit type
A studio inventory and a five-bedroom check-out can each have their own duration and price.
Jobs from agents kept in your calendar
Connect Google, Outlook or iCloud Calendar. Jobs you add there yourself block the booking page within five minutes, and one with an address keeps travel time to and from it.
Travel charges by distance (Pro)
Set brackets by distance or journey time from your base. The charge is added to the total, and can be shown when the address is entered, before a time is chosen.
The toolkit
Built for property inspectors: your toolkit
Tools for one inspector or clerk: price a visit by the size of the property, know how you're getting in before you set off, and remind landlords when the next inspection is due. Nothing is switched on until you choose it, and any tool can be switched off again without losing anything.
Time & price questions
The number of bedrooms sets the time and price
Ask how many bedrooms and whether it's furnished. Each answer adds time and price, so a studio inventory and a five-bedroom check-out are each booked for as long as they really take, on every plan.
Your booking page
Try how many bedrooms? and is it furnished? yourself. 3 or more and furnished: on Pro and Team that one waits for you to approve it.
Site & access
Keys, access and parking, known before you go
Ready-made questions answered in the form after booking and saved to the address: parking, and how you're getting in. A door or key code is seen only by you and your admins, and only on the day of the booking.

Rebooking reminders
Reminders when the next inspection is due
Give a service a reminder interval, such as 13 weeks for a quarterly inspection. About a week before it's due, CalMov emails the customer a link to book the next one.

Due in a weekSam is due again 13 weeks after the last visit.

Forms after booking
Tenant and meter details, asked after booking
Questions that can wait, like the tenant's contact details or where the meters are, go in a short form linked in the confirmation email, due a day before the visit, with up to two reminders.
Visit notes
Each visit timed against its estimate
Tap Start job on site: a timer runs against the time you allowed, and you note anything that delayed you, so your visit lengths stay honest.
Only switch on what you need
Every tool starts switched off. Switch one on in Toolkit when you want it, and switch it off again without losing anything you've saved. Your booking page only changes when you change it.
An example day
A day of inspections across a town
- 1. A letting agent enters a flat's address, chooses Inventory and answers 2 bedrooms, furnished. The time and price come from those answers.
- 2. She's offered only the times you can reach from the visits either side.
- 3. The form after booking collects the tenant's number and how you're getting in.
- 4. 9:00am: Start job at the flat. The timer runs against the time allowed.
- 5. A job the agent sent you directly sits in your Google Calendar with its address, so nobody can book over it or the drive to it.
- 6. Thirteen weeks later, the landlord is emailed a link to book the next inspection.
How booking works
Set up property inspection bookings
Decide your visit types, area and travel rules once. The property address then decides which times can be booked.
- 1.
Add each visit type with its real length
Include getting in, taking photos, reading meters and leaving. CalMov reserves one continuous block for each booking.
- 2.
Set the area you cover
On Pro, add a maximum distance from your base or a maximum journey time, so addresses beyond it are not offered times.
- 3.
Connect the calendar agents' jobs go in
Jobs you add yourself, with their address, block the booking page and keep the drive to and from them.
- 4.
Decide whether to charge for longer journeys
On Pro, set travel charge brackets by distance or journey time and choose whether customers see the charge before picking a time.
Before you choose
Is CalMov right for you?
CalMov fits one inspector or inventory clerk who wants landlords, agents and tenants to book visits online at times the drive allows. It handles booking, travel time and travel charges. It does not write reports: schedules of condition, signatures and report delivery stay in your inspection app.
A good fit when
- One person does short visits at a different address each time.
- Landlords, agents or tenants book directly, or you would like them to.
- You already use an app to write the inspection or inventory report.
You may need another system if
- You need report templates, schedules of condition, signatures or tenant sign-off.
- An office assigns jobs between several inspectors.
Frequently asked questions
Does CalMov write inspection or inventory reports?
No. CalMov books the visit and allows for the travel. Write the report in the inspection or inventory app you already use.
Can a letting agent book a visit for a landlord or tenant?
Yes. Anyone with your booking link can book: they enter the property address, choose the visit type and a time, and leave their contact details.
Can I block out jobs that agents send me directly?
Yes. Add them to your connected Google, Outlook or iCloud Calendar with the property address. They block the booking page within five minutes and keep travel time either side.
Can more than one inspector take bookings?
Not yet, unless you join the pilot. One person takes bookings per business; Team, for more than one person, is in pilot.
Can the size of the property change the time and price?
Yes, on every plan. Add a time and price question, such as the number of bedrooms, and each answer adds time and price to the visit.
Can landlords be reminded about periodic inspections?
Yes. Set "Remind customers to rebook after (weeks)" on the service, such as 13 for a quarterly inspection. Customers who have already booked again aren't emailed.
